The advantages of working with a Buyer's Agent
Many home buyers begin their search by looking on various search sites on the
internet or through real estate magazines and classified ads. When they see
something interesting, they drive out to check the area and curb appeal of the
house.  Most do not consider contacting a buyer's agent for assistance
because they under the misconception that it will cost them more in
commissions.  On the contrary, commissions are ALWAYS paid by the seller.
The commission amount is negotiated in advance on the listing agreement and
the same total commission amount is paid regardless if a buyer is
represented by another agent.
 The difference is that the listing agent always
represents the best interest of the seller, which may not be your best interest.  

When I'm representing a Buyer, I can set them up with a multiple listing gateway
search that automatically emails them ALL the listings within their exact criteria.
Including a specifically desired location, school district, subdivision, price range,
architectural style, number of bedrooms and baths, basement, garage, lot size
and description, setting . . . the list goes on.  This all makes the search for the
perfect property much faster and easier.

2.) Excellent Photography - The photos in your listing are one of the first things a
potential buyer looks at. Often a buyer will establish an immediate opinion of the home based
on those images and if the photos are dark and dingy, they may decide to pass on your home.
6.) Follow up with feedback after all showings - It is extremely important to know what
buyers honestly think about your property. Sometimes the truth can be a bit painful. However,
even though you love that bright purple kitchen, it might be a good idea to repaint it if all the
buyers say it is awful.  A simple redo costing only $1000 can sometimes make a $5000
difference in the selling price.

7.) Negotiating contracts for the best possible outcome - Dealing with contract
negotiations can be very stressful. Some buyers can be just fishing for bargains, others can be
more serious. It is often a very emotional time for homeowners and we will be there to offer
expert advise and counsel.  Our goal is not just to sell the home quickly.  It is our desire that
both buyer and seller both feel that they received a good and fair deal.

buyers.  They often come up with creative ways of making a deal work for the benefit of both

1.) Accurate Market Analysis - Setting a price for your home can
be tricky. Too high a price and the property will remain unsold for many
long months. Homes listed for an extended period eventually become
ignored, or buyers think something must be wrong with them.

We don't claim to be certified appraisers, but with our
knowledge of this local market, we feel we have a very good
sense of the highest and most probable price range a home
will sell within a given time.  We thoroughly research current,
active listings, recently sold properties through the multiple
listing service and county tax records.

Keep in mind that in today's market, most buyers want
move-in ready perfect homes. If your home is currently just
slightly below par with other active listings in the area, it
maybe much harder to sell, even if the price is considerably
lower than those other homes with nicer features.  
It is often a good idea for buyers to establish
a “wish list” and a “not list” for home features.
It is rare to find the absolute perfect property within your
price range. There can be quite a bit of “give and take”
on your final decision, based on availability during your
search period.
If the home seems perfect, except maybe a purple kitchen and soiled carpets.  It is not
difficult or unreasonable to consider new paint and hardwood flooring, especially since it
can be done prior to moving in and the cost can possibly be rolled into your mortgage.

There are two ways of looking at most all home features. For example, some buyers
desire a beautiful home on a large wooded lot. Others consider a large lot too much
maintenance.  Some Buyers only want move-in ready perfect home.  Others see
fixer-uppers as the best values and consider them a blank canvas ready for their own
personal touch.  Other buyers look only for foreclosed homes, thinking they are the best
bargains. However, some homes went into foreclosure because they were simply  
unsellable at any price. Savvy investors avoid these awful properties and so should you.
Although we're not trying to question your knowledge of Real
Estate and yes, I realize you may have successfully bought
and sold a home in the past.  The issue here is 1.) the current
market is now much different than in the past.    2.) Consider
some things a good real estate professional do to make life a
bit easier for you to accomplish you goal and hopefully save
you time and money.
